COVID 19 – Insurer’s Stance on Vacant Properties

IMPORTANT: This update applies to premises that have become vacant because of the Covid-19 closure order. If your property was vacant before that then any existing cover restrictions or conditions will likely still apply and will not be overridden by the below.

Ageas

Period of unoccupancy allowed Until such time the restrictions are lifted.
Is the existing cover being restricted during this time? No.
Additional conditions or security measures applied? This is subject to you as the policyholder applying appropriate best endeavours to manage your premises, including appropriate security measures while you are closed, and adhering to governmental advice and action.
What you should tell Glowsure If your premises have become vacant.
If premises are still vacant at the end of the 60 days.
If your property was already unoccupied before Covid-19 but you now cannot fulfil the unoccupied conditions.
If your premises become permanently vacant.
Other points These guidelines would not, and do not, extend to any premises unoccupied before the 16th of March 2020 nor where premises become permanently vacant.

Allianz

Period of unoccupancy allowed 60 consecutive days.
Is the existing cover being restricted during this time? No.
Additional conditions or security measures applied? No.
What you should tell Glowsure If your premises have become vacant.
If premises are still vacant at the end of the 60 days.
If your property was already unoccupied before Covid-19 but you now cannot fulfil the unoccupied conditions.
If your property becomes permanently vacant.
Other points N/A

Arch Insurance

Period of unoccupancy allowed 90 days (not applicable to those that were already unoccupied before the closure order or those that become permanently unoccupied during this period)
Is the existing cover being restricted during this time? No.
Additional conditions or security measures applied? No.
What you should tell Glowsure If your premises have become vacant.
If premises are still vacant at the end of the 90 days.
If your property was already unoccupied before Covid-19 but you now cannot fulfil the unoccupied conditions.
If your property becomes permanently vacant.
Other points For premises that were already unoccupied at the time of the closure order or those that have become permanently unoccupied during this period Arch will not enforce regular inspections of the premises.

Axa

Period of unoccupancy allowed Minimum of 60 days if vacant due to Covid-19. 
Is the existing cover being restricted during this time? No.

Carol Holman – Syndicate DTW 1991

Period of unoccupancy allowed 30 days from the closure of the business. 
Is the existing cover being restricted during this time? Not during the first 30 days but if still vacant after the 30 days the following covers are removed; Theft, Burst Pipes, Malicious Damage
Additional conditions or security measures applied? Not during the first 30 days but if still vacant after this the following apply:

DTW 169 – Unoccupancy Exclusion (Special Amendment)
Where any Building (or part thereof) is Unoccupied We shall have no liability under this Policy for Damage caused by the following Insured Perils:
1. Bursting or overflowing of water tanks, apparatus or pipes;
2. Malicious persons;
3. Theft or attempted theft;
All other terms conditions and exclusions of the Policy remain unaltered.

DTW170 – Unoccupancy Condition Precedent (Special Amendment) 
It is a condition precedent to Our liability under this Policy that when any Building (or part of any Building) is Unoccupied:
1. all gas, water and electricity mains supplies will be kept disconnected (except those supplies required to maintain automatic sprinkler installations, lighting or alarm systems which are to remain in operation for security or fire protection purposes)
2. all reasonable precautions are taken to ensure that the Buildings are secure against entry by intruders including: –
1. securely locking and fastening all doors and windows
2. any letter boxes being sealed
3. setting all security and alarm protections in full operation and ensuring that the protections are in proper working order
2. all waste refuse and other disused combustible materials will be cleared from the Building and removed from the Premises
3. tanks containing fuel or other flammable liquids must be drained and purged within 7 days of the Buildings becoming Unoccupied or as soon as practical
4. the Buildings must be inspected at least once every 7 days or as soon as practical by the You or the Your nominee in order to inspect the Premises both internally and externally and to carry out any work necessary to maintain the above security arrangements and identify any defects. Any defect found must be repaired as soon as reasonably practicable.
5. A record of such inspections will be kept and made available to Us or Our representatives on request.
6. Notice is to be given to Us when any untenanted or Unoccupied building (or part thereof) is again occupied
All other terms conditions and exclusions of the Policy remain unaltered.

DTW171 – Unoccupied Definition
When the Premises (or any part thereof) are closed for trade, untenanted or not resided at for a period in excess of seven consecutive days, other than when the Premises is closed due to the Coronavirus outbreak, where the period is increased to 30 days from closure.

If your property was already unoccupied before Covid-19 but you now cannot fulfil the unoccupied conditions.
If your property becomes permanently vacant.

Oasis

No specific update on vacant property has been issued. If your property has or does become vacant please contact Glowsure immediately for guidance.

NIG

Period of unoccupancy allowed 90 consecutive days from 24th March 2020.
Is the existing cover being restricted during this time? No but the conditions below must be adhered to.
Additional conditions or security measures applied? That the Premises is secured, by putting all protective, locking devices and any alarm protection, in effective operation.

Where practical, turn off the gas, water and electricity supplies at the mains (except electricity needed to maintain any fire or intruder alarm systems, or water and heating systems for sprinklered Premises). 

Where possible, the Insured or their representative should visit once every 7 days to physically check the premises and carry out immediately any work necessary to maintain the security of the premises in all respects.

Remove all trade refuse and waste materials from the interior of the Premises, allowing no accumulation of refuse or waste in the adjoining yards or spaces owned by the Insured.

If you cannot adhere to the above conditions.
If your property was already unoccupied before Covid-19 but you now cannot fulfil the unoccupied conditions.
If your premises become permanently vacant.
Other points All other Conditions requiring Policyholders to take action or respond to intruder alarm activations, faults or other maintenance-related matters will continue to apply unless otherwise agreed to be impractical due to COVID19 Government-directed actions limiting or restricting the movement of people.

RSA

Period of unoccupancy allowed 90 days.
Is the existing cover being restricted during this time? No.
Additional conditions or security measures applied? No.

If premises are still vacant at the end of the 90 days.
If your property was already unoccupied before Covid-19 but you now cannot fulfil the unoccupied conditions.
If your property becomes permanently vacant.
Other points For buildings or business premises that were already vacant prior to the imposition of the applicable UK Government restrictions, there will be no change to the cover restrictions, policy conditions or specific requirements that would have already been applied to maintain policy cover.

Zurich
